LREDC’s Al Hammadi: “We are thrilled with the interest Lusail City continues to attract by firms of high calibre”
Qatar’s largest Greenfield developer, Lusail City Real Estate Development Company (LREDC), hosted a seminar this week for the various construction packages of its Central Zone, which forms the heart of the 38sqkm Lusail City, attracting unprecedented response.
The seminar, held at the Diplomatic Club, brought together more than 300 participants representing contractors, designers and suppliers, for an open and transparent discussion on the salient features of the tendering and execution process of Central Zone.
“This is a great moment for us at LREDC and comes at a time of significant momentum in our quest to develop and deliver a world-class sustainable and smart city,” said Eng. Khalid Al Hammadi, Infrastructures Projects Director, LREDC.
The Central Zone, also known as the heart of Lusail City, is comprised of the Commercial Waterfront District that forms the silhouette of Lusail City’s marina design, the Lusail Towers District and Plaza that together form the iconic face of Lusail City as the financial centre, and the Commercial Boulevard that runs through Qatar’s biggest real estate undertaking to date.
“Today’s seminar was aimed at confirming our partnering approach towards the construction and engineering community allowing them the opportunity to better plan resources for upcoming tenders and more time for teaming between contractors, designers and suppliers. We are thrilled with the interest Lusail City continues to attract by firms of high calibre,” said Eng. Al Hammadi.
The sheer magnitude and complexity of Central Zone means successful tender candidates will have their task cut out for them with 8 million cubic meters of excavation, nearly 2 million cubic meters of reinforced concrete, and 450,000 square meters of asphalt roads, along with hundreds of kilometres of piping for potable water, irrigation, storm-water and sewer network.
The various packages of the Central Zone are slated to be completed in stage that range from two to three years.
Once completed, the Central Zone will infuse life in three of the 19 integrated and diverse mixed-use districts planned for Lusail City.
The seminar also introduced modern designing and construction technologies, as Lusail requested the contractors applying for the tender to use three-dimensional (3D) BIM Technology to present their design as well as their implementation plan. This technique previously demonstrated success in all the constructed projects in Lusail city and would furnish a full visualization of the project when linked to the construction schedule. The aforementioned technology contributes to avoiding any unexpected clashes during the construction phase, which could cause some delay in the progress of the project, or an increase in the cost of the contract.
Eng. Khalid Al Hammadi credited many of the participants within the seminar as being partners that enabled the successful delivery of the Fox Hills District to investors for plot developments after completion of infrastructure works in 2012, as well as the opening of the Promenade within the Marina District to the public during the same year.
“The tender strategy for the Central Zone was developed to encourage both local and international contractors with the ability to successfully compete for the works”, said Faisal Al Moosa, Sr. Project Manager-Central Zone, LREDC.
Lusail City, spread over 38 square kilometres, is Qatar’s largest real estate development to date. It is master planned to accommodate 200,000 residents, 170,000 workers and 80,000 daily visitors.
